Short-Term Bookings
For bookings under one month, we charge a commission fee of 20% of the rental price, calculated after deducting any channel commission or referral fees.

Mid-Term Bookings
For mid-term bookings of one to three months, we charge a commission fee of 15% of the rental price, calculated after deducting any referral fees.
10%
Long-Term Bookings
For long-term bookings of three months or more, the commission fee is 10% of the rental price, also calculated after deducting any referral fees.

Step 2: Onboarding Questionnaire
To provide you with a personalized and exceptional service, we’ll ask you to complete an onboarding questionnaire. This questionnaire will help us understand your preferences, specific property details, and any unique requests you may have. Step 3: Review and Sign a Contract
Once we’ve aligned our goals and expectations, we’ll present you with a clear and comprehensive contract. Review the terms and conditions carefully, and if everything meets your satisfaction, sign the contract to formalize our partnership. Transparency and trust are at the core of what we do.
Step Four: Initial Fund Payment
To kickstart our property management process, we require an initial fund to cover the initial expenses of your property. This fund ensures we have everything in place to provide the best possible service and start managing your property effectively.
Any unspent funds remain in the account as a deposit, serving as a safety net for future expenses related to the property. In the event that the homeowner and the management company part ways, any remaining funds are promptly returned to the homeowner, ensuring a fair and accountable financial arrangement throughout the partnership. Importantly, every expense is meticulously tracked with receipts for transparency.
Step 5: Listing Process
With all the essential details in hand, we’ll begin the process of listing your property on platforms like Airbnb. Our team will create an inventory, double-check all necessary documentation, and make sure everything is in order for a successful rental experience. Rest assured, we’ll handle all the details for you.
During the listing process, we will:
- Create a personalized welcome home booklet and marketing flyer.
- Go over our checklist to make sure that the property has everything it needs to operate smoothly.
- Create an initial inventory of the property.
- List the property on Airbnb and other booking channels.
- Promote the property on our direct channels.
Step 6: Launch and Start Renting
Once everything is set up and ready to go, we’ll launch your property on rental platforms and start accepting bookings. Our experienced team will manage all aspects of the rental process, from guest inquiries to property maintenance, ensuring a hassle-free experience for you.
Property Maintenance
Your home is an investment that needs regular upkeep to protect you and your finances. We keep your property well-maintained, always working at its highest potential. This service concerns everything that has to do the property’s general maintenance.
Adding this service to your property management package involves an additional monthly fee, calculated based on the size of the property and the level of maintenance required.

Referral Fees
Short-Term Bookings
- For properties managed by Pirawa, the short-term rental marketing is included in our property management fee.
- For properties not managed by Pirawa, our referral fee is 15% of the rental price.
Long-Term Bookings
For 1-year bookings, we charge the first month’s rent amount. For 6-month bookings, we charge 50% of the first month’s rent amount.
